中信房屋三峽學勤加盟店店長鄭堯文表示，在農曆七月，民眾看屋頻率確實有下降，但如果遇到急於出售的屋主，就能在競爭者少的環境下，拿到好價格，這也是為何該趁此時積極進場的原因之一。另一原因則是，農曆七月為颱風季，看屋不僅要白天、晚上還要晴天、雨天4種不同狀況去查看，而颱風季正是雨天最佳審視期。

民眾在檢查物件時，務必留意漏水情況，以及排水處理系統，像是可以注意屋內的門窗滲水狀況以及陽台、露台、地下室的排水功能是否順暢。還有廁所及廚房的排水管，平時是通風排氣的管道，但也容易導入雨水，甚至從天花板的抽風機流入屋內，因此颱風後看屋，可以檢察抽風機周圍是否留下水痕。

通常建案結構由石材、磁磚和粉刷多層手續下完工，一般用肉眼難以看出瑕疵，但如果是颱風的強風及豪雨，則很可能滲入裂縫中，導入雨水，造成室內潮濕的狀況。鄭堯文建議，最好注意屋內玻璃窗的受風面是否大，如果是，玻璃窗很可能會有破碎的危機。

至於議價空間，鄭堯文認為，各個地區不同，通常這得考量到屋主是否急於賣出以及地段問題，其中又以郊區比市區的議價空間大。

今年農曆七月對照國曆日期為8月3日至8月29日，如果民眾忌諱在此時看屋，民間說法有幾點可以避免，像是不要在此月搬遷，但不代表不能看屋，等待鬼門關後，就能簽約搬入，進屋前，先按門鈴、側身進入，進入後再沖馬桶水。如果一定要在鬼月入住，記得選吉日，且避免太陽下山後交屋。
